Kalorama Homes, Thoughtfully Restored

Luxury design-build for whole-home renovations, additions, kitchens and baths in Kalorama.

NGage Properties Group designs and builds custom homes, additions, and whole-home renovations and kitchen renovations in Kalorama. Our work blends modern architecture, thoughtful interiors, and a concierge-level construction experience for homeowners seeking a uniquely personal upgrade to their home.

Since 2013, NGage Properties Group has been restoring and renovating Washington D.C.’s historic rowhouses, and we have a particular love for the Victorians, Romanesque Revivals and Colonial Revivals that line Kalorama’s streets. We are proud members of the DC Preservation League, so we know how to protect what makes these homes irreplaceable: plaster moldings, original millwork, fireplaces, grand stair halls and façades shaped by more than a century of Washington, D.C. history. Then, we bring everything else into the present with the quiet luxury that has become our hallmark: thoughtful materials sought locally and from around the world, exceptional craftsmanship and details that never need to announce themselves. One integrated team carries your project from first conversation to final walkthrough.

Building in Kalorama

We are currently restoring a 1909 rowhouse in Kalorama. We began by saving the original hardwood floors on three levels. Now we turn to a reimagined kitchen and powder room, modernized electrical with discreetly integrated technology, and period-appropriate wallcoverings.

We know a project on your block affects you too. Our crews keep the site clean and orderly, respect quiet hours, and treat shared walls and neighboring homes with care. When the work is complete, we are happy to arrange a private viewing for neighbors who would like to see it.

Living in Kalorama

Kalorama takes its name from the early 1800s estate of poet and diplomat Joel Barlow, who chose a Greek word meaning “fine view” for the hills above Rock Creek. A century later, the neighborhood filled with Romanesque and Colonial Revival rowhouses, Victorian homes and grand Beaux-Arts residences, many now protected within the Kalorama Triangle and Sheridan-Kalorama historic districts.

Today it remains one of Washington’s most distinguished neighborhoods: quiet, tree-lined streets steps from Embassy Row, Rock Creek Park and the restaurants of Adams Morgan, with neighbors who value both the history of their homes and the way they live in them now.

FAQ for Kalorama Homeowners

It depends on the home’s size, condition and scope, and historic homes often reveal conditions only once work begins. Our whole-home renovations begin at $300,000. After a walkthrough, we provide a clear, comprehensive proposal, and our design-build approach keeps the budget aligned with the design from the start.

How much does it cost to renovate a historic rowhouse in DC?

1

If your home is in the Kalorama Triangle or Sheridan-Kalorama historic districts, exterior changes visible from the street require review by the DC Historic Preservation Office, while interior work generally does not. As a designated Historic Property Design-Build firm, we confirm your home’s status and manage the review and permitting for you.

Do I need historic approval to renovate my Kalorama home?

2

Most whole-home projects take six to nine months of construction, sometimes a year, after a design and permitting phase of several months. Historic review can add time, so we plan for it from the first conversation, and you’ll have a clear timeline before work begins.

How long does a whole-home renovation take?

3

Can I add a rear addition or an extra floor to my rowhouse?

4

Rear additions are often possible and are one of the most effective ways to add space. Upper-story additions depend on zoning, historic status and how visible they’d be from the street. We assess what your property allows before design begins.

5

Can we live in the house during the renovation?

For kitchens, baths and smaller projects, often yes, with careful phasing. For whole-home renovations and major additions, most clients relocate temporarily, which also shortens the schedule. We’ll help you weigh the trade-offs.
