Financing & Price Guide for Luxury Design-Build Projects

initial consultation

Your initial design consultation is complimentary if you own the property or have a fully ratified contract. For clients evaluating a potential purchase, there is a fee schedule for our tailored consultation service that provides strategic insight for decision-making and negotiation. We partner with several premier Realtors throughout Maryland, Northern Virginia and Washington, D.C. We also service international clients who may be purchasing ahead of their arrival. Engaging us early is a best practice so that design and pricing decisions are strategically made.

Design Fees

Design fees generally fall within 10–15% of the anticipated construction investment, reflecting the depth of strategy, creativity, and coordination required. Additional fees will apply for historic review, re-zoning, sub-dividing lots, or specialized engineering requirements. Our design work is billed at $200 per hour—ensuring every detail is thoughtfully considered and expertly executed. For clients seeking bespoke, highly customized finishes, our team is fully capable of global travel to source rare materials and curate one-of-a-kind design elements.
