Design + Build is the approach we choose for many of our large-scale remodeling and custom home building projects.  It is most comprehensive and effective in saving clients time and stress.  In the Design + Build methodology, the General Contractor, Architects, Engineers, Designers, Tradesmen, and subcontractors work seamlessly together from the very beginning, to collectively deliver the clients vision.  It saves time, money, and the stress of managing a bidding process for the client.  At NGage Properties Group, our teams work together all the time on a variety of different projects.  This ongoing relationship and teamwork eliminate scheduling confusion once the project begins and ensures alignment of the client’s goals while strictly following building codes and regulations.

Our Process

Step One - Visit & Preliminary Estimate

Our first meeting is complimentary.  Establishing comfort and chemistry are key to building a successful relationship.  This meeting is where it all begins.

For clients who are ready to hire, we typically meet in person, at the property.  If a client is just starting their research and is more than 3mths away from making a hiring decision, we will likely meet via video conference.

During this initial meeting, we use this time to listen to your needs, evaluate the space and consult on creating your dream project.  It is best that clients are clear about the desired timeline (start and finish) as well as a project budget range.  At NPG, premium quality is our singular focus. Sharing your vision for the finished project is key during this session (pictures clipped from magazines are often helpful or website/social media links).  During this meeting, we will advise you of any foreseeable issues (structural, electrical, plumbing and/or zoning concerns).  Generally, this meeting lasts no longer than 75 minutes.  Depending on the size of the project, within 7-10 days, we will present a Preliminary Estimate.


Step Two - Planning & Design

Once we have presented the Preliminary Estimate we move to the next phase - Planning and Designing. During this stage, we meet with you (along with our architects, if required based on the redesign) to bring your vision to "life". We base this on your stylistic needs, the structural design of the home, and your budget. We then provide you with a conceptual design (if necessary - construction drawings and 3-Dimensional renderings). This can be one of the most time-consuming portions of the project and will require coordinated efforts between NGage Properties Group, the Architect, the Engineers, government entities (for permits), and the client.


Step Three - Construction

Once the Planning and Design phase is complete, we will obtain the required permits as necessary and begin construction. During construction, we place particular emphasis on protecting your home and maintaining a clean work area. A Construction Supervisor will be on-site daily and a senior member of the NGage Properties Group team, will serve as the point person during the entire construction phase.


Step Four - Clean Up and Evaluation

When the Construction Phase is complete, we thoroughly clean the project site and remove any lingering construction debris. Finally, we email you a comprehensive evaluation document so you can grade our service from beginning to end. Your candid input is vital. We enjoy a 90% referral rate – meaning, every 9 out of 10 clients are referred to us by clients whom have previously worked with us.
